PART 1: GENERAL STRUCTURE
 
1.1 Buildings should be reinforced concrete carcas. They will be constructed with raft foundation system.
   
1.2 Projects on buildings are prepared in accordance with effective T.R Ministry of Public Works Standards, Earthquake and Fire Directives.
   
1.3 Iron construction;
Steel construction used in concrete reinforced construction should be of ST IIIa or Seismic features.
   
1.4 Concrete;
Concrete quality in the carrier system should be Class C30-C35.

PART 2: WALLS
 
2.1 External wall components should be made from bricks or block bims and be constructed in accordance with the requirements of thermal directives.
   
2.2 Interior division walls components should be made from air bricks or gypsum panel to be determined according to architectural project.
   
2.3 Carrier external walls between gound floor height and foundation on basement floors should be made as reinforced concrete screen as required by lay and static system.
   
2.4 Thermal and water insulation should be ensured toward basement floor screen from the outside.

PART 3: ROOF
 
3.1 Terraced roof with thermal, sound and water insulation should be made in consistent with the project.

PART 4: FACADE
 
4.1 The facade overlay should be ceramic or aluminium composite panel or compact laminate. Thermal isolution should be ensured between the wall and the overlay.

PART 5: INTERIOR AND EXTERIOR JOINERY
 
5.1 Insulated aluminium joinery on external facades should be produced with labour and materials.
   
5.2 Low-e double glazing should be used in all exterior joineries.
   
5.3 Hinges with the mechanism of double opening should be used for all windows in exterior facade joineries and all have flynets.
   
5.4 Exterior doors of the flat should be wooden coated steel doors with furniture outlook.
   
5.5 Interior doors of the flat should be coated pressed doors.
   
5.6 The joinery metallic component shall be of first class.

6.1 Sound insulation blanket shall be used in floorings for the insulation of beats.
   
6.2 Entrance Hall and Corridors
Floorings : Granite ceramic of first class
Walls : Water-based satin paint on satin gypsum plaster
Ceilings : Gypsum suspended ceiling
Cupboards : Laminate or wooden coated stand
   
6.3 Sitting Room
Floorings : Laminated parquet of first class
Walls : Water-based satin paint on satin gypsum plaster
Ceilings : Water-based satin paint and satin gypsum plaster
   
6.4 Bedrooms
Floorings : Laminated parquet of first class
Walls : Water-based satin paint on satin gypsum plaster
Ceilings : Water-based satin paint and satin gypsum plaster
   
6.5 Kitchens
Floorings : Laminated parquet of first class
Walls : Water-based satin paint on satin gypsum plaster, granites between counters or small ceramics in consistent with the project.
Ceilings : Gypsum suspended ceiling
Cupboards : Italian Kitchen
Fittings : Domestic or imported fittings of first class
White Goods :It will be submitted to the customer with the completed assembly of aspirator, embedded oven, embedded cooktop oven, dish machine.
Sink : Stainless steel sink
   
6.6 Bathrooms
Floorings : Domestic or imported ceramic of first quality
Walls : Domestic or imported ceramic of first class
Ceilings : Gypsum or aluminum suspended ceiling
Fittings : Domestic or imported fittings of first quality
Ceramic Sanitary Ware : Domestic or imported sanitary ware of first class
Cupboards : Laminate or wooden bathroom cupboard
Shower tubes : Acrylic bath-tubs or shower tubes and shower cabin of first quality according to the project.
Accessories : The assembly of toweling, toilet paper holder, toilet cleaning utensils, liquid soap holder and hanger made from matte chrome shall be completed.
   
6.7 Common spaces in buildings
Floorings and stairs in the block entrances shall be covered with marbles or granites. Banisters should be made from aluminium box profiles.

PART 7: SANITARYWARE
 
The sanitaryware should be completed in consistent with the project, specification and standards.
   
7.1 Hot and Cold Water Installation;
The main lines of hot and cold water installation shall be ensured through PPRC-based installation pipes and fittings.
   
7.2 Waste Water Installation
Waste water installation shall be made from hard PVC in accordance with the terms and conditions of the contract and be connected to the main sewage network.
   
7.3 Fire Alarm System
   
7.3.1 Thermal and gas dedectors will be placed in kitchens and smoke alarm dedectors will be placed in the halls of every flat in this system. Fire warning button will be placed in the hall of every floor and all dedectors and buttons used in every two floors will be addressed, therefore it will be easy to understand from which flat and dedector the alarm rings during fire.
   
7.3.2 Automatic fire extinguish system in all rooms (sprinkler system)
   
7.3.3 Fire warning buttons and fire cabinet in common spaces.
   
7.3.4 Fire cabinet on every floor
   
7.3.5 Fire pumps and fire tanks
   
7.3.6 Fire stairs furnished with more durable doors against fire and that will prevent smoke from penetrating into the room by pressing it during fire.
   
7.3.7 Lift shafts and stair wells pressed against smoke risk.
   
7.4 Hydrophore
Water tank and preliminary treatment system will be installed.
Water supply to flats will be enabled through hydrophores from network water stores to be constructed with the capacity of 1 ton for every flat. The power of hydrophore will provide sufficient pressure in every flat according to mechanic calculations.

PART 8: HEATING INSTALLATION
 
8.1 Central Heating System will be installed. A system with proportion measurer that can measure the heating consumption of every flat will be installed. It will be possible to provide hot water for 24 hours thanks to boiler system.
   
8.2 Heating system will be installed suitable underfloor heating and towel warmer will be mounted in bathrooms and WCs.

PART 9: ELECTRICITY
 
Materials with TSE (Turkish Standards Institute) certificates and inflammable cables will be used in electricity wiring.
 
9.1 Illumination Wiring
The wiring will be generally composed of concealed NYA type conductors through PVC pipes and panels will also be cencealed and automatic fuses with switches will be used in line outlets.
The main panel will have a protection of type test against electric shocks.
Plugs and switches will be sufficient and of first class.
   
9.2 Earthing Wiring
Earthing wiring will be installed in all buildings.
   
9.3 Telephone Wiring
Telephone network infrastructure will be installed for all rooms in every flat.
Infrastructure will be planted for 4 external telephone lines in every flat.
There will be telephone and TV plugs in all sitting rooms and bedrooms of every flat. There will also be telephone and TV plugs in kitchens and telephone plug in the hall in every flat.
   
9.4 Colored Video Intercom System
It will be possible to call security from all floors and elevator and security will be able to call flats. The video intercom system enabling to see the person at the block door, to talk with him/her and and controlling the door automatic and it will be possible to make an audio and video conference with the entrances of flats depending on this system. Video bell panels will be used at the doors of block entrances. Furthermore, block doors can be opened with a password that can be used by all block residents.
   
9.5 Wireless Internet System
Wireless internet infrastructure will be installed in all rooms.
   
9.6 TV and Antenna Installation
The TV installation of the building will be made according to cable casting and digiturk system. At least two dish antennas will be provided for every block in case cable casting is not enabled by Türk Telekom and signal supply will be made through sufficient distribution modules for every flat and the wiring required for TV inlet will be set in all rooms and kitchens for every flat in accordance with TSE standards.
   
9.7

Generator
Generator and its installation will be provided in order to meet the 100 % power consumption for power cuts.

   
9.8 Elevators
The elevators of the building will be of the latest technology and in numbers that will meet the need in accordance with standards for every block. Every block will have 2 fast passanger elevators, 1 load/fire elevator with the size that can take a stretcher in.
   
9.9 Security
The site will be surrounded with appropriate decorative walls and wire fences and at least 3 control points will be placed and be controlled thanks to CCTV closed circuit monitoring system.
   
9.10 Storehouse
Every flat will have at least 1 storehouse.

PART 10: AIR CONDITIONER
 
The infrastructure for Daikin,Mitsubishi and LG air conditioners will be given in the flats. We have no guarantee for the air conditioners other than those brands.

PART 10:
OUTDOORS AND SOCIAL AND SPORT FACILITIES
 
10.1 Auto parks and roads
Roads inside the site, roofed auto parks for 2 vehicles and guest auto parks will be constructed for every flat. Roads and auto parks will be illuminated. Compulsory ventilation systems will be supplied for roofed auto parks; CO2 dedectors will be placed and warning system will be installed.
   
10.2 Site landscape
Afforestration, germination and sufficient automatic watering system related to them and tank as well as hydrophores will be provided and the landscape will be formed.
   
10.3 Social and sport facilities are as following:
